A Changing Season on the Oregon Coast

Greetings Coastie,

There is something about September on the Oregon Coast.

The pace softens. The beaches grow quieter. And, rather fittingly, the real estate market begins to reveal a different sort of opportunity.

As we head toward fall, buyers are finding something they haven't had quite as much of in recent years:

Choice.

And with choice comes the luxury of being a bit more discerning.

The latest residential market Oregon Coast MLS data offers an interesting glimpse at where things stand:

1,033 homes were actively listed in July​
​152 homes sold during the month​
​$479,500 was the median sale price​
​86 days was the median cumulative time on market​
​92.4% was the average sale-to-original-list-price ratio

The absorption rate also reached 8.67 months, compared with 7.61 during July of last year.

Put simply, buyers have more room to consider their options—and sellers are being asked to compete for their attention.

For sellers, strategy is having its moment.

The median sale price in July was $479,500, approximately 5.9% lower than July 2025, while median cumulative time on market increased from 75 days last July to 86 days this July.

Homes are still selling.

But today's buyer is more selective.

And in a market like this, the difference between simply listing a home and thoughtfully positioning one becomes rather important.

Price is part of the presentation.

On the Oregon Coast, value is wonderfully nuanced. Two homes of similar size may command very different prices depending on the view, condition, location, short-term-rental eligibility, weather exposure, privacy—or even which side of Highway 101 they happen to occupy.

Pricing competitively from the beginning can help a property enter the market with confidence rather than spending its first several weeks chasing it.

Presentation matters more when buyers have choices.

There is a certain feeling buyers get when they walk into a home that has been properly prepared.

The light is right. The rooms feel considered. The distractions are gone. And rather than noticing what needs to be done, they begin imagining what life there might look like.

That is the value of good staging.

It doesn't necessarily mean filling a home with new furniture. Sometimes it is simply a matter of editing, improving lighting, addressing deferred maintenance, and presenting the home's best features beautifully.

In a more discerning market, those details are hardly frivolous.

And for buyers? This could be your moment.

If you've been waiting for the pace of the market to become a little more civilized, things are getting interesting.

More inventory can mean more time to consider a property and, depending on the circumstances, more opportunity to negotiate price, repairs, credits, closing timelines, or other terms.

For someone hoping to sell one home and purchase another, that can create possibilities that simply weren't as comfortable when buyers were competing quite so fiercely.

A final thought as we head into fall.

People often ask me whether now is a good time to move.

But real estate—particularly here along the coast—is rarely quite that simple.

A homeowner in Lincoln City may have a very different opportunity from someone in Neskowin, Pacific City, Depoe Bay, Newport, or elsewhere along the coast.

So perhaps the better question is:
