West Side Salishan: What to Know Before You Buy

Tucked behind the gates between Siletz Bay and the Pacific Ocean, the west side of Salishan is one of the more unique places to own a home on the Central Oregon Coast.

Winding roads, mature coastal forest, bayfront, oceanfront and homes designed to blend into the landscape give this part of Salishan a character that’s hard to replicate.

A Little Salishan History

Salishan dates back to the early 1960s, when John D. Gray and his partners began developing the community. By January 1963, 41 homesites had already been leased, growing to more than 300 by 1969.

And yes—leased.

The Salishan peninsula was intentionally developed using long-term land leases rather than selling the homesites outright. A 1977 Oregon Supreme Court case documented the original 99-year leases, with successive 20-year renewal periods, and noted that the stated reason for the lease structure was to allow Salishan’s roads to remain private.

It’s an unusual piece of Oregon Coast real-estate history—and an important one to understand if you’re considering buying here.

Not Every Salishan Home Feels the Same

Location within the peninsula matters. Some homes are tucked deep into the trees. Others overlook Siletz Bay, while properties closer to the Pacific have an entirely different oceanfront environment.

It’s one of those communities where I’d evaluate where the home sits just as carefully as the home itself.

Homesites on the peninsula are on leased land, so we’ll review the applicable lease and find out about any current or ongoing assessments before you move forward.

I also always recommend obtaining a geotechnical report for any home on the peninsula as part of your due diligence.

Salishan is an incredibly special place to own a coastal home. You just want to know exactly what you’re buying—and the right questions to ask before you buy it.
